Does my property need a House in Multiple Occupation (HMO) licence?

Any rented property with five or more people who form two or more households, and share amenities such as a kitchen or bathroom, must have a mandatory HMO licence in the England and Wales.

HMOs have stricter regulations as they are divided into multiple units and contain more tenants, meaning more safety measures are required.
